In Massachusetts, property records are kept in two systems. Most are in a "recorded" system, and those that have been the subject of dispute in the Land Court are "registered." Recorded land is very hard to research. But when the Land Court has handled a dispute on a parcel of land, there is more documentation than land with only recorded documentation.
If you are buying or selling property, you need to be assured of the title and rights appurtenant. It is urgent that you determine in which system the land is recorded, to avoid title disputes and other problems.
